What it looks like

Flowcharts your team can follow on day one

Every process is drawn as decisions and steps, with who does what, the Florida rule behind it, and the letter to send. This is a shortened version of the move-out process from A-03 and B-03.

  • Statute citations where they matter (FS 83.49, 83.56, 720.305)
  • Editable Word letters with the required statutory wording
  • Excel trackers that flag deadlines in red
  • One consistent brand, so the set looks professional in front of owners

Questions

FAQ

Is this specific to Florida?

Yes. Every deadline, notice, and disclosure follows the current Florida Statutes (Chapters 83 and 720) as of 2026, including the 2023 and 2025 changes, such as the 30-day month-to-month notice and email notices under an FS 83.505 addendum.

Is this legal advice?

No. These are educational process templates. We recommend a one-time review of your final forms by a Florida attorney.

Can I edit the files and add my own branding?

Yes, for use in your own rentals or your own company. The letters are Word files and the trackers are Excel. Reselling or sharing the kit isn't allowed.

Does Kit A include a lease?

No. Start with a Florida-specific lease, such as the Florida Supreme Court-approved residential lease forms, and attach the kit's maintenance addendum, checklists, and disclosures.

Do I need a license to use Kit B?

Managing rentals for others for compensation in Florida requires a real estate license, and managing larger associations requires a CAM license. Kit B's startup roadmap walks you through it.

Do I get updates?

Yes. When Florida law changes, buyers get updated files free.

Is there a guarantee?

If the kit doesn't save you time within 14 days, contact us for a full refund.
